# 4 – Getting a house ready for sale – TIP: find great contractors!

I’ve been really fortunate with the trades who are working with me to get my new listing ready for sale. Cedric Poon of Archipelago Contracting worked until 2 AM on Monday on tiling; got five hours sleep and went back at it again. The tiles look fantastic — even without the grout. Here’s the before:

And here’s what it looks like now (the paint colour has been changed to Canvas Tan from a light green as well) and all trim has been painted white:

And Dave and Jeff Smart of SmartChoicePainting worked  through the weekend getting this 1,100 sq ft main floor ready — they did a terrific job and have offered to come back for touch ups.  That hanging pendant will be replaced with a brushed nickel one, too.

Today, I’ll pick up a carpet shampooer from a friend and get the carpets cleaned; then John Bennett from my office will help me take over some furniture we’re using in staging. (Once again, glitches are inevitable: John just phoned to say that the truck he planned to borrow broke down, and my patio table won’t fit it in his car, so he’s looking for alternate wheels.) Hard to believe so much work has been accomplished in only six days: we’re almost at the finish line!

I’ll be in Kingston on Thursday for a writer’s festival (I’m speaking on a panel with my pal Bobby Rotenbert on Lawyers Who Have Turned to Crime, which is not about my real estate career but rather my alter ego as a mystery author).
